Duplexes underway in newest subdivision

Work in the Ridgefield housing development in northwest Valley Center has restarted.

Originally purchased by Mennonite Housing in 2008 with plans for a 115-home development, the pace of construction slowed to a stand-still in recent years. In 2012, Mennonite Housing returned to the drawing board and proposed a series of developer-owned multi-family residences and senior housing rentals.

The city council approved the new plan in January 2013, but no structures were built.

Since then, a private firm has purchased several lots in the development and started building three sets of duplexes.

Ryan Nett and partners Gaylan Nett Jr. and Jeff Pritchard hope to expand their interest in the development over the next few years with 62 duplexes (124 units) to fill a perceived need for mid-level rental residential properties.

For now, Netco Remodeling took out building permits in July to construct three sets of duplexes (six units).  

Ryan Nett said each unit will have 1,180 square feet of living space with three bedrooms, two bathrooms and a garage.

"We'll see how it goes," he said. "As with any large project, it's hope and poke. We think it's going to do really well. We're going to have a top-of-the-line, nice product."

Nett said the first duplexes should be available in about four months, depending on the weather.
